The CTrain usually decides it
Tuscany has its own CTrain station at the end of the Red Line. For anyone commuting downtown daily that is the single biggest practical difference between these two communities, and it is reflected in demand — particularly for the homes within genuine walking distance of the station rather than a fifteen-minute walk in February.
Rocky Ridge has no station of its own. It compensates with elevation: much of it sits higher, and the western exposure gives a meaningful number of homes real mountain views.
Beyond the train
- Tuscany is larger and more established, with a well-used residents' association facility and a full range of housing from townhouses to executive homes.
- Rocky Ridge skews newer and somewhat higher-end, with the ravine and pathway network as its defining natural feature.
Both offer quick access to Stoney Trail and the western exit toward Canmore and Banff, which is a genuine draw for buyers who spend weekends in the mountains.
Read the median carefully
A community median is a statement about what sold, not about what a house costs. A community with a lot of apartment condos will show a low median even if its detached homes are expensive, and a quiet quarter at the top end can move the figure without any home changing value.

Worth walking both
These two are close enough that most buyers should see both before deciding, and the decision usually resolves itself on the ground within an afternoon. If a mountain view matters, that narrows quickly — not every Rocky Ridge home has one, and the ones that do trade at a premium.
