The northeast is built around the airport, the Peter Lougheed Centre and the Blue Line, which runs six stations out to Saddletowne — more rail than the entire southeast currently has. Its inner communities sit closer to downtown than most buyers assume, and it carries a large stock of 1970s and 1980s housing priced accordingly, alongside the newer growth up around Country Hills and Cornerstone.
The southeast is built around the South Health Campus, Fish Creek Provincial Park and the lakes. Almost all of Calgary’s private resident lake communities are here, and so is much of the newest housing in the city — Mahogany, Auburn Bay, Cranston, Seton, Legacy. It also has the Bow escarpment, which gives a limited number of homes a genuine river-valley outlook.
Work at the South Health Campus, or want a lake and the newest possible house? Southeast. Fly constantly, want a train line that already exists, or want the widest choice of established detached housing at an accessible entry point? Northeast.
Compare detached to detached before you conclude anything about which side is cheaper — the blended medians count different housing mixes, and that alone can flip the ranking.
