The real difference
Both sit in the Symons Valley area north of Stoney Trail, both are recent enough that the housing stock is modern throughout, and both commute the same way — Shaganappi or Stoney Trail, then in.
- Evanston is the more established of the two. Landscaping has filled in across most of it, construction has largely moved on, and the housing skews further toward detached.
- Sage Hill is newer and carries noticeably more attached product — townhomes and rows — which is what pulls its entry price down and its listing count up. It also sits closest to the large retail node on the west side of Shaganappi, which is the practical amenity advantage.
Read the median carefully
A community median is a statement about what sold, not about what a house costs. A community with a lot of apartment condos will show a low median even if its detached homes are expensive, and a quiet quarter at the top end can move the figure without any home changing value.

Who each one suits
Sage Hill suits a first purchase or a buyer who wants the shortest possible walk to groceries and the newest available build. Evanston suits a buyer who wants a settled street and is buying detached.
One thing to check on either: school designation in the far north changes as new communities fill, and the school a home is zoned for today is not guaranteed to be the one it is zoned for in three years. Confirm the current designation for the specific address rather than the community.
