The letters correlate with price. They do not cause it — and the distinction changes what you should actually be checking.

A proxy, not a cause

Quadrant medians differ, and the table above shows it. But nothing about the two letters on an address moves a price. What moves it is the bundle each quadrant happens to contain more of: build era, lot size and frontage, distance from the centre, whether there is a station within a comfortable walk, topography and outlook, school catchment, and whether the community is finished or still under construction.

Take two houses with the same age, size, lot and commute in different quadrants and the gap between them shrinks to very little. Change the build era or the lot and it opens right back up — inside one quadrant.

The price spread inside a single Calgary quadrant is wider than the gap between any two quadrant medians. The quadrant is the least precise location filter you have.

Where the letters genuinely do matter

One place, and it is worth knowing when you list: buyers search by quadrant. Portal filters, saved searches and the way people describe what they want are all built on those four letters. A home sitting near a quadrant boundary can be entirely missed by a buyer who has filtered to the other side of the line — even when it is four blocks from the homes they are viewing. That is a marketing problem with a marketing fix, not a value problem.

What we will not tell you

We do not publish quadrant appreciation rankings, and you should be sceptical of anyone who does. A quadrant’s median from one year to the next is comparing two different baskets of housing — if a large new community completes, or a condo tower registers, the mix shifts and the median moves without a single home changing value. Quoting that as an appreciation rate is a mix-shift error, not a market finding.

The defensible version is narrower and more useful: comparable sales in the same community, of the same property type, in a recent window.
