What Tuxedo Park actually offers here

Centre Street is why builders keep buying here. The corridor runs through the middle of the community with one of Calgary's better food streets attached to it, downtown is about eight minutes by car, a direct bus runs today, and the Green Line is planned along the same alignment. Confederation Park and its golf course anchor the northwest corner. The original lots are wide enough to carry two attached homes, and the price a finished pair reaches is what pushed land value past house value on these blocks in the first place. Ownership sits at 47%, below Calgary's 69%, which supports the suite-built product many builders here design in from the plans. The result is a streetscape arriving block by block rather than all at once.

What to watch for

Quality genuinely varies block to block in a community this transitional, so walk the specific street at more than one hour of the day and look at what stands on either side and directly behind. A new house does not come with new neighbours. Compare it against other recent builds rather than against the originals it replaced. Treat the Green Line as planned rather than delivered, and do not pay a premium for a station that is not built. Ask who the builder was, walk their earlier work, and confirm whether this is builder-owned or the resale of a recent build — Alberta's new home warranty tiers run from the first possession date. Get an independent inspection whatever the age. If a suite carries part of the value, verify it through the development and building permits and the City's secondary suite registry. What counts as infill on this page

A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.

How infill differs from suburban new construction

Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.

Where the rebuilding is concentrated

The streets buyers ask about most here are the Centre Street corridor blocks with the transit and the restaurants, the northwest blocks nearest Confederation Park, the infill blocks where bungalows have already been replaced, the untouched original bungalow blocks and the quieter avenues toward Edmonton Trail. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.

What to check before you buy a new build

New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.
