Townhomes are the most active attached format in Springbank Hill, sitting between the apartment condos and the detached hillside streets. Most cluster along the 85 Street corridor and around Springwillow and Montreux, in named complexes built through the 2000s and later. several row and townhouse listings are available.
Arcola at Springwillow, Arcola by Truman, and the Montreux and Abby Farm villa complexes give this community something its estate-ridge reputation tends to obscure: a real attached-home bench, including villa-style plans for buyers who want single-level living without leaving the hill. Because the community is still building out, newer townhome product keeps arriving, which means resale units compete against new inventory in a way they would not in a finished neighbourhood. Attached garages and multi-level plans are the norm, and complexes on the sloped sections carry the same grade change the detached streets do. Griffith Woods School, Ernest Manning and the nearby private-school cluster put family buyers into this format alongside downsizers.
"Townhome" here spans freehold, conventional condominium and bare-land condominium, and the obligations attached to each are different — establish which one you are buying before you compare fees. Where there is a corporation, the documents matter more than the finish: fees, reserve fund planning, completed capital work, insurance, pet and parking rules. If you are buying in a phase still under construction, ask what remains to be built beside and behind you, and how long the construction traffic is expected to last.
Buildings and complexes here include Abby Farm Villas at Abby Farm (7550 Elkton Drive SW), Arcola at Springwillow Townhomes (2331 77 Street SW), Arcola by Truman Townhomes, Montreux Villas Townhomes (Cortina Drive SW) and Mountain View Terrace. Each corporation runs its own finances, so two units at the same price can carry very differently.
Some townhomes are freehold, meaning you own the land and there is no corporation. Others are conventional condominiums, where the corporation owns the structure. Bare-land condominiums sit in between: you own the lot, the corporation owns the common areas. Confirm which one applies before you compare fees between two listings.
Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.
We keep a page for each of the 7 corporations we track here, with the building’s own listings, fees and what the documents tend to show. They are a better place to start than a unit listing, because the corporation is most of what you are buying.
