A 2015-or-later filter on South Calgary returns the newest layer of a grid that has been building since the early 1900s. Character homes off the old streetcar alignment, post-war bungalows and new infills already share these blocks; this page pulls out only the last of those. Each one stands where a house already stood — that is what makes it infill rather than new construction generally, and it is why the lot, the block and the builder matter more here than floor area does. several newly built houses are on the market here right now.
South Calgary is central and walkable enough that an original house on a full lot is worth less than the site beneath it, which is the condition infill needs. The hilltop community park with its outdoor pool, tennis courts and winter rink is the community's living room, the Marda Loop high street on 33rd and 34th Avenue is a walk from most of the grid, Earl Grey School is minutes out, and downtown runs about twelve minutes with Mount Royal University about six. A builder buying a bungalow on a lot like that can generally place two attached homes where one house stood, so a large share of what has been built is a matched pair rather than a single. The form is consistent: three storeys, or two above a developed lower level, a detached garage off the lane, and often a lower level built to be suited. Zoning is now specific to the parcel after Calgary repealed its citywide rezoning in 2026 and most lots reverted — our R-CG zoning guide covers the rules as they stand.
This grid holds three vintages at once, and the comparables trap is the real risk. Judge an infill against other infills, not against the 1912 character home or the post-war bungalow beside it, both of which are priced on land and condition rather than on finish. Ask who built it and walk their earlier work. Check whether you are buying from the builder or buying a resale of a recent build: Alberta's new home warranty runs in tiers from the date of possession, so a resale carries only the balance of those windows, and a pre-possession inspection is still worth doing on a brand-new house. On a half duplex, read the party wall agreement and confirm how the roof, drainage and any shared services are handled. Never take a suite's legality from the listing — permits and the City's registry decide it. And look at the lot's orientation and its immediate neighbours, because on an actively turning block the site next door may not stay as it is.
Measured over September 2025 to August 2026 from MLS® data, on 23 sales of houses built 2015 or later. Aggregates only, for a stated window; the listing counts elsewhere on this page are read live.
23 of the 80 South Calgary house sales in the window were built from 2015 on. That is the rebuild rate showing up in the sales record.
Houses built before 2015 ran $852,500 over the same window: on these streets the two are trading at much the same number.
Older houses ran 1,831 sq ft, so most of the difference in price is floor area rather than newness alone.
A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.
Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.
The streets buyers ask about most here are The blocks around the hilltop park, pool and rink, The park-side streets, The interior character grid, The northern blocks nearest 33rd Avenue and the Marda Loop shops and The eastern boundary blocks nearest 14 Street. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.
New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.
Alberta requires new homes to be covered — our guide to Alberta new home warranty sets out what each stage of the coverage actually protects. What can be built on a given lot is set by its land use district; our R-CG guide covers the district most inner-city rowhouse and duplex infill is built under. Confirm the district for a specific address with the City before you rely on it.
Schools associated with the area include Earl Grey School, Central Memorial High School, Western Canada High School and private options ringing the inner city.
