This is one of the inner city's smallest communities, wrapped around the Shaganappi Point golf course, and the 2021 census still records 58% of its dwellings as pre-1981. A CTrain station inside a community this small is the reason redevelopment pencils out. Shaganappi Point puts downtown minutes away on the Blue Line, Bow Trail covers the same trip in about nine minutes by car, and 17 Avenue is close. The golf course and the Bow pathways give these streets green frontage and open sightlines that an inner-city grid rarely has, and builders pay close attention to which lots face them. Tenure runs 44% owner to 55% renter and low-rise apartment leads the dwelling mix at 37%, so a new house here lands in a genuinely mixed streetscape rather than a uniform one. That mix is part of the appeal and part of what you should walk before deciding.
This is a small community, so the pool of recent builds to compare against is small too — you may have to draw comparables from Killarney/Glengarry, Spruce Cliff, Rosscarrock or Wildwood, and those are approximations rather than matches. Compare infill to infill regardless; the character home next door is priced on its land. Lot orientation carries unusual weight here, so confirm what a golf-course or pathway outlook looks like from inside, and look at what sits on the other three sides — a brand-new house on an old grid can back onto anything. A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.
Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.
The streets buyers ask about most here are the golf-course streets — homes fronting or backing the Shaganappi Point course, with open sightlines and downtown views, the LRT-side blocks — the streets nearest Shaganappi Point station, the infill streets — where new semis and singles are replacing character homes, the character pockets — remaining post-war and character homes priced as land positions and the river-edge streets — the northern blocks nearest the Bow pathways. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.
New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.
