Condominium is how Mission trades. The community is dominated by apartment buildings of widely varying ages, with a thin layer of character homes and infills on the interior streets, so this page is essentially the whole market. Two units at the same price in two Mission buildings are not the same purchase — the corporation behind each one is doing more work in that price than the square footage is. several condominium listings are available.
The location is the constant and it is a strong one: the 4 Street SW dining district, the 17 Avenue scene, the Elbow River pathways, Lindsay Park and the Repsol Sport Centre, the Stampede grounds, and downtown within a walk. What varies is everything about the building. Mission's stock includes older walk-ups on the residential blocks, mid-era concrete buildings, and recent purpose-built developments including the Holy Cross redevelopment, each with its own fee structure, capital plan and unit mix. That is why the useful comparison here is always between two specific buildings, never between a building and a community figure.
Read the corporation before you read the unit — reserve fund study, financial statements, two years of board minutes, bylaws and insurance certificate. A low fee on a thin reserve is a special assessment you have not received yet. Establish construction type and age, what the fee covers, and whether parking is titled, assigned or absent. Floor and exposure are priced here and are not interchangeable with floor area. And check the bylaws on rentals and short-term rentals before building any plan that depends on either.
A condominium can be an apartment, a townhouse, a villa or in some cases a detached home. What makes it a condo is shared ownership of common property and a corporation that maintains it. That is why this page shows more than apartments — and why the fee, the reserve fund and the bylaws matter as much as the unit.
Buildings and complexes here include District Calgary (307 18 Avenue SW), Duke at Mission (120 18 Avenue SW), Riverscape (225 25 Avenue SW), Roxboro House (330 26 Avenue SW) and Tela Calgary (317 22 Avenue SW). Each corporation runs its own finances, so two units at the same price can carry very differently.
Mission's buildings span more than half a century of construction, and that range is the first thing to sort out. Concrete and wood-frame age differently, carry different insurance and different envelope risk, and sound different from the inside. Then establish what the fee covers, whether parking is titled or assigned, whether there is storage, and what the reserve fund study and the last two years of minutes say about upcoming capital work. Two units at the same price in two Mission buildings are not the same purchase.
Close to the core, a stall can be titled, assigned or rented from the corporation, and some units have none at all. Which of those applies changes what you can sell later as much as what you can park today, so confirm the stall’s legal status on the title and the condominium plan rather than from the listing photos.
Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.
We keep a page for each of the 12 corporations we track here, with the building’s own listings, fees and what the documents tend to show. They are a better place to start than a unit listing, because the corporation is most of what you are buying. Each address is confirmed against the MLS® record for Mission rather than taken from a building label.
