In 2021, Lakeview had 5,640 residents in private households — 20% aged 0 to 14 (close to Calgary’s 18%), 62% aged 15 to 64, and 18% aged 65 and over. Its 2,285 households average 2.5 people against Calgary’s 2.6 — 24% are one-person households and 23% have four or more people. Of 1,655 census families, 84% are couple families, with married couples with children representing 38%; one-parent families account for 16%.
Ownership & the housing mix
Housing tenure runs 76% owner to 24% renter, above Calgary’s 69/31 split. The dwelling mix is led by single-detached (72%), low-rise apartment (14%), row-house (9%). It is an established community — 87% of dwellings were built before 1981, so vintage, renovation history, and mechanical updates matter when comparing homes. Condition data shows 95% of dwellings need only regular maintenance or minor repairs, and 99% of households are suitable for the number of residents.
Shelter costs & income
Median monthly shelter costs were $1,370 for owned dwellings and $1,380 for rented, versus Calgary’s $1,720 and $1,350. About 18% of households spent 30% or more of income on shelter (Calgary: 23%). Median household income was $116,000 in 2020 against $98,000 city-wide, and median individual income was $51,200 versus $44,400. 27% of households earned $200,000 or more.
Education & work
Among residents 15 and over, 73% hold a post-secondary credential and 48% hold a university degree at bachelor level or above, versus 61% and 36% across Calgary. The labour force participation rate was 65%, employment 58%, and unemployment 12%. Top industries: Professional, scientific and technical services (15%); Health care and social assistance (14%); Educational services (9%). Top occupation groups: Business, finance and administration occupations (22%); Sales and service occupations (20%); Occupations in education, law and social, community and government services (14%).
Getting to work
79% of commuters drive, 4% use public transit, and 5% walk (1% cycle) — against Calgary’s 77% driving, 9% transit, and 4% walking. Commute times: 35% under 15 minutes, 48% at 15–29 minutes, and 10% at 30–44 minutes.
Languages, newcomers & mobility
94% of residents speak English most often at home (Calgary: 75%), with Spanish and Filipino) the most common non-official home languages. In 2021, 15% of residents were immigrants, compared with 33% across Calgary — neutral demographic context from the census. On mobility, 14% of residents had moved in the year before the census and 38% within five years (Calgary: 42%) — a read on how settled the community is and how much resale turnover to expect.
What it means for buyers & sellers
Taken together, the census shows a family-oriented, strongly owner-occupied community dominated by detached housing — the profile behind steady move-up and family demand in Lakeview.

Lakeview FAQ
There is no official ranking, so an agent who calls themselves the best in Lakeview is offering an opinion. Judge instead on the Lakeview streets they have closed on, whether they distinguish original homes from renovations and rebuilds when they price, and whether they show you sold comparables rather than asking prices.
Ask how many homes are actually active in Lakeview right now and what that does to a median, then ask them to name which comparables are Lakeview sales and which were borrowed from a neighbouring community. An agent who works here knows the active set is small enough to count.
Ask what your home competes with this month given how few homes are listed, and ask to see the sold comparables and the condition adjustments behind the suggested price rather than the asking prices of the neighbours. Ask who represents you too — under Alberta’s designated agency the individual REALTOR® represents you, not the brokerage.
Lakeview is one of southwest Calgary's most consistently loved communities — Avenue Calgary named it among the city's best neighbourhoods for 2026. A 1960s grid backing onto North Glenmore Park and the Weaselhead, with three schools inside the community, the Lakeview Village shops, and a detached market that rewards owners.
The park access is unmatched for the price of admission: North Glenmore Park, the reservoir pathways, and the Weaselhead Flats natural area wrap the community's south side, so sailing, paddling, cycling, and forest walks all start at the back door — while downtown stays about 18 minutes away.
It has earned its premium: detached homes here have a 12-month median sold price of $1,021,000, with renovated bungalows and rebuilds reaching past $2 million at the top and the Lakeview Village enclave carrying the estate end. The community's price per square foot runs among the highest in the quadrant — attached options are limited.
Mostly 1960s detached homes — originals, thoughtful renovations, and increasingly ambitious rebuilds — plus the larger executive homes of the Lakeview Village pocket. Condos and townhomes are scarce, which keeps the community overwhelmingly ownership-driven.
Exceptionally — Jennie Elliott School and Bishop Pinkham School (CBE) plus Connect Charter School all sit inside the community, Central Memorial is six minutes out, and the community association runs sports, gardens, and a winter rink. Verify designations before purchasing.
The community's estate pocket — a quieter enclave of larger executive homes on its southwest side, closest to the park edge. It trades at a clear premium to the main grid and rarely offers much inventory.
About 18 minutes by car via Crowchild Trail in typical conditions, with Glenmore Trail connecting east-west and Mount Royal University seven minutes away.
Renovation vintage first — the gap between an original and a rebuild is measured in seven figures at the extremes. Also watch the Crowchild and Glenmore edges (a sound-wall project is underway in 2026) versus the park-side streets, and expect competition: well-priced Lakeview homes attract multiple buyers.
