The half duplex is the defining form of new construction in Highland Park. The 2021 census already recorded duplex as the community's largest dwelling category, and the infill wave has only added to it — pairs of contemporary three-storey or two-storey-plus-basement homes going up where a single 1950s bungalow used to sit. The economics are straightforward: Highland Park's original lots are wide enough to support two attached homes, and the location — high ground off Centre Street, roughly ten minutes from downtown, with the planned Green Line in the picture — supports the price the finished product needs. That is why so much of the community's new stock arrives in pairs. What a buyer gets is a new home with modern insulation, wiring and mechanical systems, usually a rear detached garage, often a suite in the basement, at a price a comparable new detached home in the same location would not match. The two halves of a pair are rarely identical either: orientation, which side gets the morning light and how the parking is arranged all differ.
A half duplex shares a party wall, and how that wall was built is worth asking about — sound transmission between the two halves is the single most common complaint. Confirm whether the two sides are separately titled, whether there is a shared driveway or utility arrangement, and whether any party-wall agreement exists in writing. Ask who the builder was and what warranty coverage remains. If a suite is part of the value, verify it through the development and building permits and the City of Calgary's secondary suite registry rather than the listing wording. And compare against other new half duplexes, not against the bungalows on either side.

The detached median over the same window was $656,500, so a half duplex traded about 20% above it — new attached infill against an older detached stock, not a like-for-like comparison.

Two homes sharing one wall. In Calgary a semi-detached home is usually freehold: each half sits on its own titled lot with no condominium corporation, which is the part buyers most often get wrong. Some are bare-land or conventional condominiums instead, with a fee and a board. The title and the listing’s ownership type settle it — two identical-looking halves on the same block can be held either way.
A single inner-city lot that can be redeveloped as two attached homes carries its land cost across two sales instead of one. That arithmetic is what has been rebuilding these streets, and it is why the newest housing in Highland Park is more likely to be attached than detached, and why a half duplex here is often the newer, larger and better-finished home on the block rather than the compromise.
Ask what the wall is built of and how far it goes: a wall that runs to the underside of the roof deck, with proper fire separation and no shared framing, is a different home to live in than one that stops at the ceiling. Sound transfer is the most common regret. Where the two halves are held freehold, check whether a party wall agreement is registered on title and what it says about maintenance, insurance and access for repairs.
Confirm the water, sewer and gas services are separate rather than shared through the neighbouring half, and find out who owns the fence, the walkway and the drainage between the two properties. On a new build, ask for the Alberta New Home Warranty documents and confirm what remains of the coverage — it runs from the date the home was first occupied, not from your possession date.
The streets buyers ask about most here are the Centre Street corridor blocks, the 4 Street NW side, the Centre A Street NE flank and the avenues running east off it, where the ground drops, the highest ground on the community's west side and the blocks nearest the planned Green Line alignment.
Nearby amenities include Confederation Park and its golf course, Nose Hill Park, Deerfoot City and the Centre Street shops and restaurants. Access is via Centre Street N, 4 Street NW and McKnight Boulevard.
