Condos Under $200K in Calgary
Under $200,000 is the true entry point to Calgary ownership — mostly studios and one-bedrooms in established buildings, with occasional two-bedrooms in older complexes. It’s a price range that no longer exists in most major Canadian cities.
Done carefully, these units make sense three ways: first ownership instead of rent, pied-à-terre, or long-term rental holdings.
What to Expect at This Price
Older buildings, honest square footage, and locations that are often better than the price suggests — Beltline walk-ups, buildings near the University and Foothills hospital ring, and C-Train-adjacent communities in the northwest and south.
The building matters far more than the unit here. Paint is cheap; a failed boiler split among 40 owners is not.
The Document Review Is Everything
At this price, we treat the condo documents as the real inspection: reserve fund health, special assessment history, insurance deductibles, and rental ratios (which affect financing). We walk every buyer through them before conditions come off — it’s where under-$200K purchases are won or lost.
Financing Notes for Small Condos
Some lenders have minimum square footage or price rules, and buildings with high rental ratios can limit options. Talk to us early — we know which buildings finance cleanly and which need the right lender.
