A few focused weekends in the fall protect your home from the failures that cause real damage: burst pipes, ice dams, and a furnace that quits on the coldest night of the year. Here's the checklist we run through every autumn.
Shut Down the Outdoor Water
Frozen hose bibs are one of the most common — and most preventable — sources of winter water damage in Calgary homes. Disconnect and drain every garden hose, close the interior shut-off valves that feed your outdoor taps, then open the exterior taps to drain the remaining water from the line. A hose left attached traps water in the pipe, and when it freezes, the split often happens inside the wall where you won't see it until spring. If you have underground irrigation, have the system blown out before the first hard freeze.
Book the Furnace Service
Your furnace is about to run nearly nonstop for months, so don't wait for the first cold snap — that's when every HVAC company's phone rings at once. Have a technician inspect and clean the furnace, and replace the filter now, then keep replacing it on schedule through the heating season. Ask for a carbon monoxide check at the same visit, and test your CO and smoke alarms while you're thinking about it. If your home has a humidifier, fall is also the time to swap the pad and set it for winter.
Clear the Eavestroughs and Check the Roof
Once the leaves are down, clear the eavestroughs and confirm downspouts discharge well away from the foundation — pooled water against a Calgary foundation becomes ice, and ice moves concrete. Clogged gutters also feed ice dams, those ridges of roof ice that back meltwater up under the shingles during chinook thaws. While you're at it, inspect the roof from the ground with binoculars: look for loose or missing shingles and check the flashing around chimneys and vents. Make sure attic vents are clear too, since good attic ventilation is your other main defence against ice damming.
Seal Gaps Before the Cold Finds Them
Walk the exterior with a caulking gun. Seal gaps in siding, around window and door frames, and where pipes, vents, or cables pass through the wall. Inside, replace worn weatherstripping on exterior doors — if you can see daylight around a closed door, you're heating the outdoors. This is cheap, unskilled work with an outsized payoff in comfort and heating costs, and it also keeps mice from treating your house as their winter residence.
Prep the Yard and Exterior
- Empty soil from ceramic and clay planters — moist soil expands when it freezes and cracks the pot.
- Cover the air conditioner's top with a board to shed icicles and debris, but don't wrap the whole unit; trapped moisture corrodes it and rodents nest in it.
- Store hoses, cushions, and anything frost-vulnerable; sweep and inspect wooden decks and stairs while it's still comfortable to work outside.
- If you have a wood-burning fireplace, have the chimney inspected and swept before the first fire of the season — creosote buildup is a fire hazard.
- Reverse your ceiling fans so they push warm air down; it's a small switch that helps rooms with high ceilings noticeably.
