In this day of cutting-edge technology should we still keep marketing homes with open houses? Open houses have always been thought of as a staple to market homes, but with modern technology are they still effective? REALTOR® s used to rely on magazine and newspaper ads to connect homes with potential buyers. In a growing city that is challenged with increasing crime levels, is it even safe to conduct an open house? Who will watch your possessions to ensure nothing goes missing? Is there a safety concern for the agent? NAR (National Association of REALTORs) completed a survey in 2021 that stated that 7% of buyers found their home through a yard sign or stumbled into an open house vs 51% who first saw their home on the Internet.
Who Visits Open Houses
When you open your home with a sign in the yard, anyone can walk in for any reason at all. While we assume most people that want to view an open house are there to potentially buy the home, this is not always the case. In Calgary, we have had reports of REALTOR® assault during an open house and we have also had people come to an open house only to come back later to break in.
Sometimes buyers start their journey of looking at homes by visiting open houses first before committing to a buyer agent, often these buyers are less prepared, not qualified, and just information gathering. It's a good and safe place for them to do some window shopping, but more often than not the house they walk into is NOT the one they end up buying for multiple reasons.
