Go through the exterior envelope, roof age, windows, mechanical systems, renovation history and maintenance records, and ask for documentation on custom or smart-home systems that would be costly to repair. On a fully renovated original, find out what was actually replaced and what was covered over — a 1950s house with a new kitchen may still have its original wiring or drains. Confirm the land-use designation on the neighbouring lots before assuming the streetscape will stay as it is.
