The real difference
- Silverado sits west of Macleod Trail, is the more established of the two, and benefits from being near the south end of Fish Creek Provincial Park and the Spruce Meadows side of the city. Landscaping has matured and the community is essentially complete.
- Legacy sits east of Macleod, is newer and larger, and carries a considerably higher share of attached and entry-level housing. That is the main reason its listing count and its median read differently from Silverado's.
Both rely on Macleod Trail and Stoney Trail south for access, and both are far enough out that the commute is a genuine part of the decision rather than a footnote.
Read the median carefully
A community median is a statement about what sold, not about what a house costs. A community with a lot of apartment condos will show a low median even if its detached homes are expensive, and a quiet quarter at the top end can move the figure without any home changing value.
