Why renting first usually wins
The most expensive relocation mistake is not overpaying for a house. It is buying in the wrong community, then paying transaction costs twice within three years to correct it.
Calgary communities differ from each other far more than an out-of-province buyer can assess from listings and a map. Commute times, how a street feels on a weekday evening, whether the wind funnels down it, which school your address actually feeds, how far the shops really are in February — none of that is legible remotely. Six months of living here answers all of it.
How long
Long enough to have driven your commute in winter. In practice that means six months to a year, and ideally spanning at least one winter, because a community that is delightful in July can feel different in January.
Renting also decouples two stressful events. Starting a new job while closing on a house while your belongings are in transit is a great deal at once, and something usually gives.
When buying straight away makes sense
- You have lived here before and already know the city.
- Your employer is relocating you with a package that covers purchase costs and a defined posting.
- You are certain of the community because family is there, or your work has a fixed location and you have driven the route.
- The rental market is working against you — when rents are high and availability tight, the arithmetic can favour buying sooner.
If you do buy immediately, buy the most easily resold thing that suits you: a conventional home in an established community, not something unusual. Preserve your ability to change your mind cheaply.
