The most reliable method is unglamorous: your REALTOR® asks theirs. Why are they selling, what is the timeline, is possession flexible, have there been other offers. Listing agents cannot disclose anything confidential, but a great deal of useful context gets shared in a normal professional conversation, and much of it shapes how you should write.

Knowing that a seller needs a 30 September possession is frequently worth more in a negotiation than knowing what they paid in 2011. Terms win deals that price alone does not.

Using it without wasting your position

Motivation is not licence for a lowball. A seller under pressure still has a floor, and an insulting offer can end the conversation with someone who would have negotiated sensibly.

Better use: shape the terms around their constraint. Matching a possession date, shortening your condition period, or offering a larger deposit can be worth more to a motivated seller than a few thousand dollars, and costs you far less.
