Backing ontogreen space

It is one of the more durable features in this city — but you pay for it on the way in, and not everything drawn green on a plan lives the same way.

Why it holds up

You can renovate a kitchen. You cannot renovate a view, and you cannot manufacture another green-space lot in a finished community. Every interior lot on the street can be matched by the next street over; this one cannot. That is what keeps the buyer pool for these homes wide in every market Calgary has had.

Be clear about the mechanism, though. You pay a premium going in — a builder charges a lot premium for it and a resale seller prices it in. What the feature buys you is not free money; it is that the premium tends to still be there when it is your turn to sell, and that the home moves when interior lots on the same street are sitting.

Green is not one thing

The expensive misunderstanding is assuming green on a community plan means green forever. Municipal and environmental reserve are protected. A future phase is not.

What to check before you write

Confirm the land designation with the City rather than with the sales centre. Walk the lot on a weekday morning, at six in the evening and on a Saturday — the three visits tell you completely different things. Look at how water moves off the open land toward the foundation, and at fence height and sightlines, which matter more than the pathway itself.
