Almost entirely the west side, and almost entirely a question of elevation — plus one check that protects you from losing it.
Mountain views need two things: western exposure and enough elevation to see over what is in front of you. That combination sits on the west and northwest edges of the city.
Within any of these, only a fraction of homes actually have the view, and those trade at a premium over identical homes a street away. Browse Calgary homes with mountain views →
Before paying a premium, establish what sits between the home and the mountains, and whether it can change. A view over an undeveloped parcel is a view on loan. A view over a protected escarpment, a park or a river valley is considerably more durable.
Ask what is zoned for the land in your sightline, not just what is on it today. A premium paid for a view that disappears in three years is the most avoidable overpayment in Calgary real estate.
Worth separating. If what you actually want is to be in the mountains often rather than to look at them, the west-side communities near Stoney Trail and the Trans-Canada get you out of the city fastest — and that does not require a view lot or its premium.
