Most home maintenance advice is written for a temperate climate with stable soil and predictable seasons. Calgary is none of those things, and the result is that generic checklists miss the three or four issues most likely to cost you money here.
A chinook can lift the temperature 25 or 30 degrees in a day, driving a full melt-and-refreeze cycle that would take a whole season elsewhere. Our soil is largely clay, which swells when wet and shrinks when dry — and moves foundations with it. We sit in Canada's hail alley. And our winters are dry enough that indoor humidity becomes its own problem.
Almost every expensive Calgary home repair starts as water in the wrong place. Water against a foundation, water backing up under shingles, water condensing inside a wall. The tasks below are mostly about controlling where water goes — which is why they are cheap and why skipping them is not.
Work through the season you are in. If you have just taken possession, start with the clay soil and grading section, because it is the one with the largest downside and the shortest to-do list.
Repeated melting and refreezing is brutally hard on anything that holds water. Water gets into a crack in concrete or masonry, freezes, expands, and widens the crack — then does it again next week. It is why Calgary driveways, walkways, and foundation faces deteriorate faster than the same concrete would in a steadier climate, and why roof ice damming is a recurring problem here rather than an occasional one.
Much of Calgary sits on clay that expands when it takes on moisture and contracts when it dries. That movement is transmitted straight into foundations. It is the reason for a great many of the cracks in Calgary basements, and the reason consistency of soil moisture matters far more here than in sandy-soil cities.
Calgary sustains more hail damage than any other Canadian city. Damage to roofing, siding, windows, skylights, and air conditioning condensers is frequently not obvious from the ground, and unrepaired roof damage becomes a water problem months or years later.
Our winter air is very dry, which makes humidifiers common — and over-humidification is a genuine Calgary problem. Too much moisture in a cold-climate house condenses on windows and, worse, inside walls and attics where you cannot see it.
Clay swells as it absorbs water and shrinks as it dries. When the soil around one part of your foundation is saturated and another part is bone dry, the two areas move differently — and that differential movement is what cracks foundations and sticks doors. The enemy is not moisture; it is uneven moisture.
The ground should fall away from the house — a drop of roughly six inches over the first ten feet is the usual target. Over time soil settles and landscaping is added until the slope is flat or running back toward the wall. Walk your perimeter and look. This is the single highest-value maintenance task on Calgary property and it is often a wheelbarrow of soil rather than a contractor.
A roof sheds an enormous volume of water to a handful of points. Downspouts must discharge at least six feet from the foundation, onto ground that slopes away. A downspout dumping at the wall is the most reliable way to saturate clay in one spot and start differential movement.
This one surprises people. In a hot, dry Calgary summer, clay pulls away from the foundation as it shrinks, and the ground can crack open. Light, even watering around the perimeter during extended dry weather keeps moisture consistent and reduces movement. Do it gently and evenly — the goal is stability, not saturation, and a soaker hose set well back from the wall is ideal.
Walk the roof line from the ground with binoculars: lifted, cracked, or missing shingles, damaged flashing, and any sign of ice dam damage at the eaves. Check the attic for water staining or damp insulation, which is where an ice damming problem shows up first.
Now is when you can see it working. Watch where meltwater and rain actually go. Reset downspout extensions, clear gutters of the winter's debris, and top up any low spots against the foundation where soil has settled.
Inspect driveways, walkways, and steps for freeze-thaw damage. Seal cracks before another winter drives water into them. Check exterior caulking around windows and doors, and touch up anywhere it has failed.
Service the air conditioner before you need it. Test the sump pump by pouring water into the pit and confirming it runs and discharges. Reconnect and check outdoor taps for split lines — a burst hose bib usually announces itself the first time you turn it on.
Inspect deliberately, because hail damage is frequently invisible from the ground. Look at siding for dents and cracks, window and door frames, screens, skylights, the deck, and especially the air conditioning condenser fins, which bruise easily and lose efficiency. For the roof, look for granule loss collecting at the bottom of downspouts — a reliable early sign.
Insurance policies have reporting expectations, and unrepaired hail damage that later causes a leak can complicate a claim. If a storm was significant in your area, have a reputable roofer assess it — most will inspect at no charge after a hail event. Photograph everything and keep dated records.
Through hot, dry stretches, maintain that light, even watering around the foundation. This is the season the clay shrinks.
Trim vegetation back from siding and the roof line. Clean the dryer vent. Check window and door screens. Inspect the deck for loose boards, and re-stain if it needs it — our UV and dryness are hard on finishes.
Book it in September or October before the rush. An annual service checks the heat exchanger — a crack is a carbon monoxide risk — and keeps the unit running efficiently through a long heating season. Replace the filter and note the size somewhere you will find it.
Clean them once when the leaves start and again after they have finished falling. Clogged gutters in Calgary do not merely overflow; they hold water that freezes, contributing directly to ice dams. This is one of the highest-value hour-long jobs of the year.
Remove garden hoses, shut off and drain outdoor taps, and blow out irrigation lines. A hose left connected through the first hard freeze is a classic cause of a burst pipe inside the wall.
Check weatherstripping on doors and windows, and seal gaps where pipes and wires enter the house. In the attic, confirm insulation is adequate and evenly distributed, and that soffit vents are not blocked by it. Good attic insulation plus good ventilation is the actual cure for ice damming — it keeps the roof deck cold so snow does not melt and refreeze at the eaves.
Aim for roughly 30–40% relative humidity, and lower it as the outside temperature drops — in a deep cold snap you may need to go under 30%. Persistent condensation or ice on the inside of windows means your humidity is too high. That same moisture is also condensing inside walls and in the attic, where it does damage you will not see for years. A $15 hygrometer is one of the better purchases a Calgary homeowner can make.
Large icicles along the eaves and a ridge of ice at the roof edge signal that heat is escaping into the attic. Do not attack the ice with a hammer or a heat source; you will damage the roof. Clear snow from the lower roof edge with a roof rake from the ground where you safely can, and address the insulation and ventilation cause in the fall.
Each melt is a chance for water to find its way in. After a significant chinook, check that meltwater is draining away from the foundation rather than pooling against it and refreezing, and keep window wells clear.
Change the furnace filter every one to three months. Keep the furnace exhaust and fresh air intake clear of snow — a blocked high-efficiency vent will shut the furnace down, always at the worst moment. Test smoke and CO alarms. Know where your main water shut-off is before you need it at 2:00 am.
Furnace service. Dryer vent cleaning — a genuine fire risk, not a nicety. Test the sump pump. Test smoke and CO alarms and replace batteries. Walk the foundation perimeter and check grading. Review your home insurance, particularly your coverage limits and whether overland water and sewer backup are included.
Re-test for radon — and test after any basement development, window replacement, or air sealing work, since anything that tightens the envelope can raise your level. Have the roof professionally inspected once it passes about fifteen years. Service the air conditioner. Consider having the chimney or fireplace inspected if you use it.
Hot water tanks generally last 8–12 years, furnaces 15–25, asphalt roofs 15–25 in our climate, and windows 20–30. Write down what you have and its age. Replacing a hot water tank on your schedule is inconvenient; replacing it after it empties itself into a finished basement is a claim.
A folder — paper or digital — with your inspection report, radon results, service records, receipts, warranties, and permits. It makes maintenance decisions easier, supports insurance claims, and is a real asset when you sell. Buyers trust a documented home, and we can use it in the listing.
