The luxury market is the one part of Calgary that behaved the opposite way this year, and it is worth understanding why before anyone reads it as strength across the board. Growth at the top is coming from people arriving with equity from another province, not from Calgary buyers moving up. The other thing sellers above two million need to hear is the supply number: twelve months of inventory above three million is not a seller's market, whatever the sales growth says. At that level you are waiting for one specific buyer.

What counts as luxury in this report

Luxury here means price threshold only. A sale is counted in a tier if it closed at or above that price. No judgement is made about finish, architecture, lot or prestige, and no home is described as luxury on any basis other than what it sold for.

This matters because the word is used loosely. A $1M home in Calgary is a well-located detached house, not an estate. Publishing the threshold rather than an opinion means the figures can be checked and compared against anyone else's.

Supply

Supply rises steeply with price

The most useful number in this report is not the sales growth, it is the supply curve. Months of supply roughly doubles between the $1M and $2M tiers, and doubles again by $3M. Sales growth and slow selling conditions are not contradictory: more homes are trading at these prices than a year ago, and each one still takes a long time to find its buyer.

For context, four months of supply is generally regarded as a balanced market. On that measure the entry tier of Calgary luxury is roughly balanced, and everything above $2M favours buyers — regardless of the growth in transaction counts.

Definition of luxury
Price threshold only, as set out above. Tiers are cumulative: the $1M+ tier includes every sale above $1.5M, $2M and $3M.
Reporting period
August 2025 – July 2026, compared against August 2024 – July 2025.
Minimum sample size
A community appears in the geography table only with at least 15 sales above $1M. Tier-level figures for $3M+ rest on 95 sales and should be read as indicative.
Median, not average
Median sold price. At these price points a small number of exceptional sales moves an average substantially, which is precisely why an average is not used.
Limitations
Private and off-market sales at the top of the market are not captured, and are more common at these price points than in the wider market. Actual luxury activity is therefore likely understated.
