Each corporation runs its own finances, so two units at the same price in two buildings can carry very differently. The community is also changing: the former Eau Claire Market is slated for redevelopment and office-to-residential conversions are adding stock nearby.

Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate, and treat the building's capital position as part of the price — a low fee on a thin reserve is a special assessment that has not arrived yet. Confirm exactly what the fee covers, since these buildings differ widely, and whether parking is titled or assigned. Ask what is under construction nearby, because the Plaza, the promenade and the former market site are all in play. And verify the outlook from the specific unit and floor rather than from the building's reputation.
