Eau Claire Apartment Condos for Sale

Eau Claire is an apartment community almost without qualification — the 2021 census records high-rise apartment at around 85% of dwellings, with low-rise apartment and a small amount of row housing making up the rest. The buildings sit at the north edge of downtown, several of them fronting the Bow River and Prince's Island Park, and they run from one-bedroom suites through large view homes. several apartment units are listed.

What Eau Claire actually offers here

The setting is what people buy. Eau Claire wraps around Prince's Island Park on the Bow, so the RiverWalk pathways, the Peace Bridge across to Kensington and the summer festivals on the island are all at the door, while the office core and the free-fare CTrain zone are a short walk in the other direction. That combination — a river park and a central business district within the same few blocks — does not exist anywhere else in the city. The stock reflects it: concierge buildings, full amenity packages and larger floor plates aimed at professionals and downsizers rather than at first entries. Addresses that come up most often include Eau Claire Estates, Prince's Island Estates, the Princeton buildings on Princeton Way and Eau Claire Avenue, La Caille on the Park, Point on the Bow and Churchill Estates.

What to watch for

The building, its fees and its reserve fund, and the specific floor and outlook drive value here far more than the block does — read the reserve fund study, the financials, the last two years of minutes, the bylaws and the insurance certificate before conditions come off. Confirm what the fee actually covers, since packages differ substantially between these buildings, and establish whether parking is titled or assigned. Check what is being built nearby: the former Eau Claire Market is slated for redevelopment and the Plaza and promenade are being redesigned, so expect construction and changing streets near the promenade. Verify the river view from the actual suite, not from the lobby renderings.

What the Eau Claire apartment stock is made of

Almost entirely condominiums. The 2021 census dwelling mix is led by high-rise apartment (85%), with low-rise apartment (10%) and row house (6%) behind it — premium high-rise and mid-rise buildings, several fronting the Bow River and Prince's Island, running from one-bedroom suites to larger view homes. Office-to-residential conversions nearby are adding to the stock.

Buildings and complexes here include Eau Claire Estates (500 Eau Claire Avenue SW), Prince's Island Estates (400 Eau Claire Avenue SW), Princeton Hall (690 Princeton Way SW), Princeton Two (600 Princeton Way SW) and The Grand Princeton (600 Princeton Way SW). Each corporation runs its own finances, so two units at the same price can carry very differently.

What to check here

Almost every purchase decision here is a condominium-corporation decision. Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate, and treat the building's capital position as part of the price.

Parking is a separate question downtown

Close to the core, a stall can be titled, assigned or rented from the corporation, and some units have none at all. Which of those applies changes what you can sell later as much as what you can park today, so confirm the stall’s legal status on the title and the condominium plan rather than from the listing photos.

Before you remove conditions

Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.

Condominium buildings in Eau Claire

We keep a page for each of the 15 corporations we track here, with the building’s own listings, fees and what the documents tend to show. They are a better place to start than a unit listing, because the corporation is most of what you are buying. Each address is confirmed against the MLS® record for Eau Claire rather than taken from a building label.

Getting around
