The Beltline is Calgary's densest and most walkable neighbourhood, wrapped around the 17 Avenue SW strip, and the condominium form is how it was built. Buildings here range from converted warehouse lofts to recent concrete towers — The Guardian on 3 Street SE, Park Point on 12 Avenue SW, Smith on 6 Street SW, Mark on 10th, 6th and Tenth, Nuera, Sasso, Colours, The Royal and Lewis Lofts among many others — and each corporation runs its own finances, so two units at the same price can carry very differently. What they share is the location: restaurants, bars and shops on 17 Avenue and 4th Street, groceries within a walk, Central Memorial Park and the river pathways close, the Stampede grounds and BMO Centre nearby, and the office core a short walk or a ride on the free-fare CTrain zone.

What to watch for

In a district this building-dependent, two similar units in different corporations are different investments — read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws, the insurance certificate and any special assessment history before you remove conditions. A low fee on a thin reserve is a cost you have not been billed for yet. Establish whether the building is concrete or wood frame. Confirm whether parking is titled or assigned and what the fee actually covers. Check what is planned around the building, particularly in the eastern Beltline near the Stampede grounds and BMO Centre. And review rental rules before buying to lease.
