The Beltline is an apartment market almost entirely — the 2021 census records high-rise apartment at around 86% of dwellings, with low-rise apartment behind it. What varies is not the type but the building: concrete towers and wood-frame low-rises, converted warehouse lofts and recent purpose-built stock, studios through large view suites, all inside the densest and most walkable part of the city. several apartment units are listed.
This is where Calgary works without a car. The 17 Avenue SW strip and the 4th Street row put a large share of the city's restaurants, bars, cafés and shops inside a walk, Urban Fare, Co-op and Safeway handle the groceries on foot, and the office core is a short walk or a few minutes on the free-fare CTrain zone along 7 Avenue. Central Memorial Park, Lindsay Park and the Repsol Sport Centre, the Stampede grounds and BMO Centre, and the Bow and Elbow river pathways are all close. Because the district has been building for decades, the choice inside one neighbourhood is unusually wide — a converted loft with unusual ceiling heights, an older walk-up, a recent concrete tower with an amenity floor — and each of those is a different way of living in the same location.
Establish construction type early: concrete and wood frame differ on sound transmission, insurance and long-term capital cost, and that difference outlives any finish. Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws, the insurance certificate and any special assessment history — the corporation is the investment here, not the block. Confirm whether parking is titled or assigned and whether storage is included, because in this district both carry real value. Weigh floor and orientation honestly against the nightlife blocks; interior and higher-floor units trade the buzz for quiet. And if you are buying to rent, check the corporation's rental rules and any cap.
Almost entirely condominiums. The 2021 census dwelling mix is led by high-rise apartment (86%) with low-rise apartment (12%) behind it — high-rises, mid-rises and converted or purpose-built lofts, running from studios through larger view suites and penthouses. There is very little detached stock.
Buildings and complexes here include The Guardian (1122 3 Street SE), Park Point (310 12 Avenue SW), Smith (1501 6 Street SW), Mark on 10th (901 10 Avenue SW) and 6th and Tenth (1010 6 Street SW). Each corporation runs its own finances, so two units at the same price can carry very differently.
In a market this apartment-dominated, the corporation is the investment. Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws, the insurance certificate and any special assessment history. A low fee on a thin reserve is a cost you have not yet been billed for.
Close to the core, a stall can be titled, assigned or rented from the corporation, and some units have none at all. Which of those applies changes what you can sell later as much as what you can park today, so confirm the stall’s legal status on the title and the condominium plan rather than from the listing photos.
Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.
We keep a page for each of the 49 corporations we track here, with the building’s own listings, fees and what the documents tend to show. They are a better place to start than a unit listing, because the corporation is most of what you are buying. Each address is confirmed against the MLS® record for Beltline rather than taken from a building label.
Nearby amenities include the 17 Avenue SW restaurant, bar and shop strip, the 4th Street SW retail row, Central Memorial Park and Lindsay Park and the Repsol Sport Centre. Access is via a short walk to the downtown office core, the free-fare CTrain zone on 7 Avenue and Macleod Trail and 4 Street SW.
