What to watch for

Ask what the building is framed in and when it was built, then work through what follows from that: envelope, roof, window and boiler history, the reserve fund study, the fee history rather than the current fee alone, and the insurance deductible. Establish what the fee covers, since heat, water and electricity are handled differently between buildings. Confirm whether parking is titled, assigned or leased, and whether storage comes with it. Check the outlook from the actual unit at the actual floor. And on the main-street buildings, visit in the evening — the restaurant and brewery strip is the community's draw and also its noise.

Close to the core, a stall can be titled, assigned or rented from the corporation, and some units have none at all. Which of those applies changes what you can sell later as much as what you can park today, so confirm the stall’s legal status on the title and the condominium plan rather than from the listing photos.

Before you remove conditions

Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.
