The upper end of Inglewood is renovated heritage homes and premium infills on the blocks nearest the main street and the river. It is a different kind of luxury from Calgary's estate communities: the value sits in walkability, architectural individuality and a location with a genuine history behind it, rather than in acreage, triple garages or mountain views. What comes to market at this level is limited and irregular. several homes are listed at or above one million dollars here right now.
Inglewood has something the city's newer premium communities cannot build: a main street that works, a river and bird sanctuary at the bottom of the community, and a housing stock old enough that no two homes are the same. At the top of the market that translates into carefully restored character homes and infills designed with more thought than a builder plan allows — usually on the tree-lined blocks behind 9 Avenue or on the southern streets facing the river and the sanctuary. Proximity to downtown, about five minutes away, and to East Village keeps demand from a particular kind of buyer who has chosen not to live in the suburbs.
A restored heritage home is only as good as the restoration. Ask what was done, when, by whom and with what permits, and have the foundation, structure, wiring, plumbing, insulation, windows and drainage assessed by someone experienced with older buildings — a beautiful interior can sit on unaddressed structural work. Confirm whether the address carries a heritage designation and what it restricts. On a premium infill, ask about the builder and the remaining warranty. And be realistic about the setting: the main street's evening activity and the rail and industrial edges are part of this community, and they are priced into it either way.

At this level buyers are usually paying for renovated heritage character homes, premium infill construction near the main street, river and bird sanctuary proximity and walkability to 9 Avenue.
The higher-priced streets and pockets include the 9 Avenue SE main street blocks, the southern streets toward the Bow River and the Inglewood Bird Sanctuary, the tree-lined heritage blocks behind the main street, the infill blocks where character homes have already turned over and the apartment and low-rise condo pockets.
One million dollars and up, on any property type. It is a flat floor rather than a moving one, which has a consequence worth stating plainly in the inner city: a million dollars buys a new half duplex on one street and a large character house on the next, and in several of these communities it is close to the going rate rather than an extraordinary number. The figure is the figure; what it buys is what the rest of this page is about.
Nearby amenities include the 9 Avenue SE main street — shops, restaurants, breweries and live-music venues, the Inglewood Bird Sanctuary, Pearce Estate Park and the Bow River pathways. Access is via 9 Avenue SE, Blackfoot Trail and Memorial Drive.
