What Downtown West End actually offers here

This is the calmer way to live downtown. The office core and the free-fare CTrain zone are a short walk east, the Bow River pathways run along the northern frontage, and the Peace Bridge puts Kensington's cafés and shops a few minutes away on foot. Prince's Island Park and Eau Claire are the same short walk. What separates the West End from the rest of the core is what it does not have — the office-hours density and the nightlife blocks — which is exactly why professionals and downsizers choose it. Riverfront buildings carry the best outlooks, and higher floors carry the premium within them. Addresses that come up most often include Brava, Encore and Ovation on 6 Avenue, Discovery Pointe, Five West, Marquis, The McLeod at Riverwest, Vista West and Westmount Place.

What to watch for

The building, its reserve fund, its fees, its management and its history matter more than the block, so read the reserve fund study, the financial statements, the last two years of minutes, the bylaws and the insurance certificate before conditions come off. Establish construction type. Confirm whether parking is titled or assigned and what the fee actually covers, since packages differ between these buildings. Verify the river outlook from the specific suite and floor — this is where the price differences sit, and the difference between a river view and a river glimpse is not visible in a listing photo. And weigh orientation for noise: it is still downtown.

What the Downtown West End apartment stock is made of

An apartment-first downtown market — the 2021 census records the dwelling mix as high-rise apartment (100%). High-rise and mid-rise condominiums, several on or near the Bow River, running from studios and one-bedroom suites through larger river-view homes. There is essentially no detached stock.

Condominium developments in Downtown West End

Buildings and complexes here include Brava, Encore and Ovation (1088 6 Avenue SW), Discovery Pointe (1121 6 Avenue SW), Five West (910 and 920 5 Avenue SW), Marquis (1108 6 Avenue SW) and The McLeod at Riverwest (1078 6 Avenue SW). Each corporation runs its own finances, so two units at the same price can carry very differently.

What to check here

Every purchase here is a condominium-corporation purchase. Read the reserve fund study, the financials, the last two years of minutes, the bylaws and the insurance certificate, and compare buildings rather than blocks.

Parking is a separate question downtown

Close to the core, a stall can be titled, assigned or rented from the corporation, and some units have none at all. Which of those applies changes what you can sell later as much as what you can park today, so confirm the stall’s legal status on the title and the condominium plan rather than from the listing photos.

Before you remove conditions

Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.

Condominium buildings in Downtown West End

We keep a page for each of the 9 corporations we track here, with the building’s own listings, fees and what the documents tend to show. They are a better place to start than a unit listing, because the corporation is most of what you are buying. Each address is confirmed against the MLS® record for Downtown West End rather than taken from a building label.

Getting around

Nearby amenities include the Bow River pathways, the Peace Bridge and Kensington across the river, Prince's Island Park and Eau Claire on foot and downtown grocers and services. Access is via a short walk to the office core, the free-fare CTrain zone on 7 Avenue and Bow Trail and Memorial Drive.
