Work through the reserve fund study, the fee history, the financial statements, the board minutes, the insurance deductible and any litigation or special assessment on the horizon. Establish whether the parking stall is titled, assigned or leased and whether storage is included — in a downtown building this is a real difference in both value and resale. Ask precisely what the fee covers, because amenity operating costs and utilities are treated very differently between buildings. And weigh floor and orientation honestly: this is a downtown neighbourhood with genuine street activity, and interior and higher units trade some of it for quiet.
