Cougar Ridge FAQ
There is no official ranking, and an agent claiming to be the best in Cougar Ridge is offering an opinion. Judge on evidence: which streets they have actually sold on here, whether they can explain what drives price differences within the community, and whether they can show you sold comparables rather than asking prices.
Ask for named streets and specific pockets. Cougar Ridge does not behave as one market, so an agent who knows it talks about which part you are in and why that changes the number.
It matters wherever a community holds more than one market, which this one does. An agent who has closed here has seen what buyers actually paid in each pocket rather than what was asked across the whole community.
Ask what your home competes against this month rather than what the community averaged last year, which pocket buyers will compare you with, and for the sold comparables behind the suggested price. Under Alberta's designated agency the individual REALTOR® represents you personally.
Cougar Ridge is one of west Calgary's strongest family communities — established in 2001 on the Paskapoo Slopes below WinSport, with two well-known private schools inside the community, 2000s-built detached homes, hillside views, and some of the fastest mountain access in the city.
The median active listing typically asks in the $900,000s, while sold prices over the last year have tracked in the high $700,000s to low $800,000s. Detached family homes dominate; townhomes provide lower entry points. Homes here move quickly — recent median days on market has run around three weeks.
Mostly 2000s-built two-storey detached family homes with front garages, plus townhome courts and a small number of apartment-style options. Walkout basements and city-view lots appear on the upper slopes.
Calgary French & International School and Calgary Waldorf School both sit inside the community. On the public side, West Springs School and West Ridge School are next door, with Ernest Manning High School about ten minutes away — verify designations before purchasing.
WinSport / Canada Olympic Park borders the community's north edge: ski and snowboard lessons, the mountain-bike park, skating, and training facilities are effectively at your doorstep, and Trinity Hills retail sits just beyond it. The trade-off is Trans-Canada Highway hum on the northernmost streets.
About 20 to 25 minutes by car via Bow Trail in typical conditions. There is no CTrain station within walking distance — Cougar Ridge is primarily a driving community, with the 69 Street station a short drive south.
Very — it is one of the west side's defining young-family communities, with schools inside the community, playgrounds and pathways throughout, WinSport programs next door, and an active community association shared with West Springs that runs events like the annual Stampede breakfast.
The Trans-Canada Highway is at the community's doorstep, making Cougar Ridge one of the best-positioned communities in Calgary for mountain weekends — Canmore is about an hour, and Kananaskis day trips need no planning.
Cougar Ridge benefits from durable relocation demand tied to its private schools and WinSport, plus the westside's constrained land supply. Its newer housing stock keeps holding costs predictable, and ridge/walkout properties in particular have shown reliable appreciation.
