Roughly a third of the community is preserved natural area, so the aspen stands and creek beds behind a fence line are a genuine feature, but what is protected varies by lot and it is worth looking at what is actually back there before paying a backing premium. The community has one access road through the Trans-Canada interchange, no back way out, and no schools or retail inside it, so driving in and out at a busy hour tells you more than any commute estimate. The north edges sit against the highway while the interior loops are quiet enough to feel closer to the foothills than to the city, and that contrast is obvious on foot and invisible online.
