Crestmont was developed from about 2000 onward as a primarily detached community, and the attached product arrived later, in the more recent phases, as the entry point into the neighbourhood. Two things follow from that: the condominium stock here is young, and it is thin, so whatever happens to be available shapes what the Crestmont condo market looks like far more than it would in a community with several hundred units. Buyers generally choose it for access to the community rather than for the building itself — Crestmont Hall, the aspen and creek pathway loops, and a Highway 1 position that puts Canmore inside an hour. There is no retail and no school inside the community, so this is a car-based lifestyle rather than a walkable one.

What to watch for

Read the reserve fund study even though the buildings are new — a young corporation with a young reserve fund can still be underfunded, and there is little contribution history to smooth it out. Confirm exactly what the fee includes and whether the corporation is still partly under developer control, which is common while later phases are building. And check what is planned on the land beside you, because buildout is ongoing and today's outlook can become tomorrow's street.

Condominium is ownership, not a building type

A condominium can be an apartment, a townhouse, a villa or in some cases a detached home. What makes it a condo is shared ownership of common property and a corporation that maintains it. Before you remove conditions

Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.

Nearby amenities include Crestmont Hall (private residents' facility, spray park, playground, year-round programming), Trinity Hills, Calgary Farmers' Market West at Greenwich and Valley Ridge plaza. Access is via Trans-Canada Highway (Highway 1) at the doorstep, Single access road via the Trans-Canada interchange and Stoney Trail.
