Because Crestmont built out from about 2000 and is still adding phases, its attached homes were not retrofitted into an older grid — they were planned into the newer courts alongside the detached streets, so they sit inside the same preserved-forest layout rather than on the edge of it. Owners get the same aspen pathways, the same Crestmont Hall access and the same Highway 1 position as the detached streets at a materially lower entry point. The trade-off is a young corporation with a short maintenance history, and new attached product from the builder in the active phases competing directly with resale, which is unusual for attached homes in west Calgary.

What to watch for

Compare the resale unit against what the builder is offering in the same community right now, incentives included — buyers who skip that step are the ones who overpay for resale here. Ask what the corporation is responsible for outside your walls, particularly snow clearing and the driveway and visitor parking arrangement, because there is one road in and winter management genuinely matters. And confirm busing for the specific address: there are no schools inside Crestmont, and public designations vary by phase and by year.

Freehold, conventional condo or bare-land condo

Some townhomes are freehold, meaning you own the land and there is no corporation. Others are conventional condominiums, where the corporation owns the structure. Bare-land condominiums sit in between: you own the lot, the corporation owns the common areas. Confirm which one applies before you compare fees between two listings.

Before you remove conditions

Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.

Getting around

Nearby amenities include Crestmont Hall (private residents' facility, spray park, playground, year-round programming), Trinity Hills, Calgary Farmers' Market West at Greenwich and Valley Ridge plaza. Access is via Trans-Canada Highway (Highway 1) at the doorstep, Single access road via the Trans-Canada interchange and Stoney Trail.
