Following Calgary's 2024 and 2026 zoning changes, many older listings and maps show outdated designations. Here's how to find what a specific property is actually zoned today.

Don't rely on what an old listing says, what a neighbour reports, or what an older map shows. Calgary's zoning changed significantly in 2024 and again in 2026. Verify the current land use designation for the specific property directly with the City.

Why You Need to Verify Current Calgary Zoning

Calgary's land use designations changed substantially in 2024, when citywide rezoning applied R-CG to a large portion of established residential areas. That change was then repealed by Calgary City Council in 2026, with the new designations taking effect August 4, 2026.

The result: a property shown as R-CG in 2024 or 2025 may now carry a different designation. A property shown as R-C1 before 2024 may have changed — and changed back — or may fall under one of the exemptions that allowed it to retain a different designation.

If the zoning designation of a specific property affects your buying, selling or development decision, verify the current designation directly with the City. Don't rely on:

What You'll See When You Look Up a Calgary Property's Zoning

The Land Use District Code

The map result will show a land use designation code — R-C1, R-C2, R-CG, R-G, H-GO, M-C1, M-C2, DC, or others. This is the current land use district for that parcel.

The designation tells you which set of rules in the Calgary Land Use Bylaw applies to the property. It establishes the framework for what may be permitted — not an approval of any specific use or development.

If the Designation Is R-CG

If the Designation Is R-C1 or R-C2

These are low-density residential designations. R-C1 is primarily associated with single-detached homes. R-C2 can accommodate single-detached and semi-detached development. See the Calgary zoning guide for detail on each designation.

What to Do If the Calgary Property Shows DC Zoning

DC means Direct Control. Properties with DC zoning are governed by a site-specific bylaw rather than a standard district. Two properties showing DC zoning can have completely different development rules.

To understand what's permitted on a DC-zoned Calgary property, you need to find the specific Direct Control bylaw for that parcel. The Calgary Development Map (DMap) can help you identify the applicable bylaw number. You can then look up that bylaw through the City's records or speak with the City's Planning Services team.

Never assume "DC zoning" tells you what you can or can't do on a property. The designation itself says nothing — the specific bylaw attached to that parcel is what matters.

When Verifying Calgary Property Zoning Matters Most

Before Buying for Development Potential

If you're paying extra for a Calgary property because of its development potential, the current zoning is the foundation of that decision. Verify it directly. A zoning designation that changed in 2024 and again in 2026 may not be what the seller believes or what the listing states.

Before Making an Offer on a Listing That Mentions Zoning

When a listing says "R-CG," "development opportunity," "possible fourplex site" or similar, verify the current designation before making decisions based on that information. Listing descriptions reflect what the seller or their REALTOR® believed when the listing was prepared — which may not reflect the current designation following the 2026 changes.

When the Neighbouring Property Is Being Developed

If you want to understand whether a neighbouring property can legally be redeveloped, look up that specific address through City tools — don't assume that because your property has a certain designation, the neighbouring lot has the same designation or rights.
