Riverrun I —
Phase 1 of River Run on Erlton Street SW
Riverrun I (also referred to as Riverrun 1 or River Run) is the original phase of the River Run bare-land condominium development on Erlton Street SW in Erlton. Completed in 1999, Phase 1 established the brownstone townhome form that Phase 2 (Riverrun II, built 2001) would follow on the same street.
Because Riverrun I is a bare-land condo, each townhome occupies its own individually titled lot. Units are addressed on both Erlton Street SW (east-facing row, postal code T2S 2V7) and Erlton Place SW (west-facing row, T2S 2Z3), reflecting the twin-row layout of the development. The condo corporation manages common areas — pathways, landscaping, the shared lane — while each owner holds their own title and bears their own property taxes.
"Riverrun I was the development that proved Erlton could support substantial luxury townhomes at the inner-city level — and it's been in demand ever since."
The development is sometimes confused with Riverrun II on MLS® — listings may appear as "Riverrun 1", "Riverrun I", or "River Run". Both phases share the same builder (Erlton Development Ltd.), the same brownstone architecture, and the same feature set, but they are separate condo corporations with different plan registrations.
What to Expect Inside a Riverrun I Home
Riverrun I homes are three-storey brownstone-style townhomes with a drive-under double garage on the lowest level. Typical layouts run three bedrooms and three to four bathrooms across approximately 2,400 to 2,500 sq ft — a rare size for attached product this close to downtown Calgary.
Erlton — One of Calgary's Most Walkable Inner-City Communities
Erlton sits between the Elbow River and the Stampede grounds, bounded by Mission to the north. It's a small, established neighbourhood that punches well above its size in terms of walkability and amenity access.
Riverrun I Market Considerations
Riverrun I has low natural turnover. Owners tend to stay because the combination of size, parking, inner-city location, and bare-land ownership is genuinely difficult to replicate in Calgary's attached market. When a unit does come available, demand is typically strong from buyers who've been watching Erlton.
The twin-street layout means buyers should confirm which row their unit is on — Erlton Street SW (east-facing, Erlton Street address) or Erlton Place SW (west-facing, Erlton Place address). Both have the same ownership structure and feature set; the street assignment affects the civic address and postal code only.
For sellers, properly distinguishing the listing from Riverrun II (Phase 2) matters for search visibility and buyer clarity. Many agents use the names interchangeably. We market each phase correctly and ensure buyers understand which condo corporation and plan number apply to the specific unit they're buying.
