Floor Plans, Site Plans, and Feature Books
Luxury buyers want to understand the full property. Beautiful photos matter, but they are not enough. A luxury buyer may want to know how rooms connect, where bedrooms are positioned, how entertaining spaces work, how the garage connects to the home, where outdoor areas sit, how private the yard is, and how the property functions day to day.
Useful marketing materials for a luxury property may include floor plans, site plans, feature books, property brochures, renovation summaries, mechanical summaries, outdoor living details, neighbourhood highlights, school and amenity context, and acreage or land-use information. The more significant the property, the more important it is that buyers can access the details they need to stay engaged.
A strong feature book can also explain value that may not be obvious from standard MLS® fields.

MLS® Exposure and Beyond
MLS® matters. But it should not be the whole plan. A luxury listing needs accurate MLS® presentation, strong photography, clear copy, and proper exposure to REALTOR® networks and active buyers. However, high-value buyers may also come through private relationships, relocation interest, digital search, agent introductions, community research, or targeted outreach.
A strong marketing strategy for a luxury property may include MLS® exposure, CalgaryListings.com positioning, professional media, a luxury feature book, social media strategy, email marketing, agent outreach, private previews, neighbourhood positioning, buyer database promotion, relocation-focused visibility, and digital advertising where appropriate.
The goal is not to broadcast the home everywhere without thought. The goal is to reach the right buyers with the right message.
