From affordable condos to opulent executive homes, Coach Hill in West Calgary is a community for everyone. This smaller neighbourhood high above Sarcee Trail on Calgary’s infamous Broadcast Hill is situated between Bow Trail SW on the south and Old Banff Coach Road SW, extending west to 69 St SW. It was named Coach Hill in honour of the long paved-over rutted wagon trail that traversed this area in the late 19th Century. The old, historic trail ran up the hill, through the Springbank area then down the back end of the hill following the Bow River. While the name evokes images of grand estate homes, more than half of the dwellings are apartment-style condos or town homes. With just over 1,500 homes in Coach Hill, half of which are contained in multi-family units, Coach Hill is a smaller community up on Broadcast Hill. Despite its density and the perceived opportunity for investment, Coach Hill homes are 85% owner-occupied. The slope of the hill lends itself to inspired architecture in both single-family homes and multi-family developments. The first-time buyer can find the perfect condo in a low-rise three-storey-walk up or on the 10th floor of a high-rise condo with some of the best views in the city. Prices range from $200,000 for a studio or one-bedroom condo to larger four-bedroom homes in the $800,000 to $1 million range.
Nearly 80% of the population is comprised of residents over the age of 20, so Coach Hill is very much an adult-oriented neighbourhood. Families can still feel quite a home in this area with quiet streets and green spaces plus connections to regional bike paths. With Old Banff Coach Road and Bow Trail running along the perimeter of the neighbourhood, there is little through traffic in the community.
Coach Hill Neighbourhood Amenities
There are plenty of reasons to choose Coach Hill as your next neighbourhood, but the biggest reason why people buy here is location and proximity to downtown Calgary. Once on Bow Trail, the direct artery to downtown, there are fewer than 5 traffic lights between your home and the city center. Coach Hill offers a suburban lifestyle yet offers a reasonable commute to the office. With Old Banff Coach Road it isn’t necessary to drive through city streets to get to the highway, as it connects with the Trans Canada down the back way. Public transit is quick to downtown either by bus or by connecting with the nearest LRT station at 69 St and 17 Ave SW.
Convenience stores are within walking distance and great shopping is close to Coach Hill at Westbrook Mall, Westhills and Signal Hill Shopping Centres and Aspen Landing.
Westside Rec Centre, less than 10 minutes down the road, offers swimming, complete fitness and yoga facilities plus great recreation programs for youth, adults and seniors. Some of the city’s finest baseball and softball diamonds are nearby at Optimist Park.
Coach Hill is also very close to Winsport Canada Olympic Park and is just up the hill from Edworthy Park and a fantastic off-leash dog park.
Coach Hill Schools
Public school students in Coach Hill have an excellent choice of schools. Olympic Heights and West Springs are the closest public schools, with options for attending Wildwood Elementary and Westgate Elementary for French Immersion. Junior high schools include Bishop Pinkham and A.E. Cross with senior high school students (Grade 10 to 12) attending Ernest Manning and Western Canada. Catholic students attend John Costello and Holy Name Schools with high school at St. Mary’s. Coach Hill is also close to renowned private schools in West Calgary such as Webber Academy, Rundle Academy and the Calgary International French School.
